5 Things that Raise the Value of Your Home

Do you have selling your home on your mind?

Or perhaps you’re looking to add equity to your home by increasing its value.

With the real estate market fluctuating it is not always easy selling a home. Getting the maximum value from your property is even harder.

A few home improvements can increase your home’s value

Keep in mind that there are advantages to home improvement projects beside making selling your home easier. Living in a home that feels and looks like you want is comforting.

Consider doing these five things to raise your home’s value:

Installing new appliances.  Just adding a new refrigerator, microwave, oven, washer or dryer increases your home’s value. When potential buyers are looking to buy a home, the appliances’ quality and condition can be a big selling point. You may think this is costly, but in the long run you will get more in return with the sale. Look for specials in your area to make this investment more profitable.  And look for those energy-efficient models, those that have a high  EnergyStar rating.

Bathroom revamping or renovating. The bathroom is one of two most commonly used rooms in the home (the kitchen is the other).  Making sure showers, sinks, and toilets are working properly can pay off.  Water-saving models get extra points.

Have wood floors varnished. When a potential buyer enter your home, first thing that will catch their eye is your floors. You want them to see a floor shining, not dull. Having this done makes the floor look great and helps protect it. This home improvement project is inexpensive, and much of the supplies are available at most hardware stores.  Hardw0od floors are a big draw these days, being even more popular than wall-to-wall carpeting.

Window replacement. New energy- efficient windows bring a home’s property value up, plus you’ll save money with lowered utility bills and your home will be more attractive as well as comfortable.

Roof repair or replacement. The value of your home is multiplied quickly when you install or repair your roof. This brings utility bills down, as well as improves the home’s look.  The age and condition of a home’s roof is one of the major issues in negotiating a home’s sale price.
