HELP! Why Are Some of My Windows Developing Condensation?

Have your windows been getting summer sweat?  We get calls from people who have replaced their windows and are finding that even in this warm season that they get condensation on their windows.  What gives?

Most people understand that old single-pane windows are going to be plagued with condensation, especially in the winter time. But they become frustrated when new, or energy efficient windows suffer from the same problem.  In most cases, your windows aren’t the problem.

Unfortunately, there are instances where even new windows develop condensation, and there are a number of different reasons for that. It could be because of where they are positioned, the environment of the home the windows are installed in, or just nature itself.  For example, high humidity during Minneapolis summers can lead to occasional, temporary condensation.

Reasons for Summertime Window Condensation

Consider the Direction and Location

The direction and location of the window make a difference. Moisture comes up out of the ground and a window over a particularly damp section of your lawn or garden bed could suffer from condensation through the day. Windows that face toward the north could also suffer from more condensation issues during the day than a southward facing window.

Leaking Gas

It’s possible for a double pane window to suffer from condensation problems if the inert gas in between the panes begins to leak out. The gas wouldn’t be fully leaked out because the windows would look cloudy, but a partially leaking window can suffer from condensation.     If this is the case, your window has a failed seal. If it’s a newer window, this is usually a warranty issue.  If it’s an older window, it’s time to replace it.

Trees Could be the Problem

In some instances trees can cause condensation. Windows that are under the shade of a nearby tree may suffer from condensation that other windows simply do not suffer from. If you have windows under a tree, you might just have to get used to the excess condensation, because there isn’t a whole lot you can do.

Condensation on newer windows is frustrating, but it’s an issue that you might have to deal with at some point. If any of the positional problems describe your window, that’s likely the cause, but if you can’t come up with any obvious reason for the condensation, it’s possible that the gas in your window is leaking out and that you need to have it looked at or replaced before the issue becomes more serious.
