My Windows are Leaking: Why?

Minneapolis has had some rainy weather lately.  When spring and summer heavy rains hit, windows in your home might leak.  There are many different reasons for this to happen. One of the most common reasons for windows to leak is because they are old, outdated, and have parts that are worn out or missing. They might also have been installed poorly in the first place.

Water leaking around a window can cause damage within the home, which is something you should not ignore, because mildew and mold follow water leaks.  If that’s happening in your home, it could be time to replace those windows, or at least have them inspected y a professional window contractor to see whether repairs are needed.

Common Causes of Leaks

  • Leaking Windows (Without the Rain) – This is condensation that is building up on the window, but it is not a leak within the window.
  • Bad Sealing – If there is water between two panes of glass, then there is a seal broken somewhere within the window. The windows have lost the value to insulate,, which could mean you need a change. This signifies that your windows are also less energy efficient than before.
  • Bad Sealant – If the caulk or sealant that was used around your window has small holes, cracks, or other open spaces then you will need to re-do the caulk or sealant in order to find out how it fairs when there is a rain storm.  If new caulk doesn’t solve the problem, there are other issues.
  • Leaking in the Wall – If you have water around the window, it might not actually be the window itself but the wall. If there are stains around the window, then it might be a leak in the roof, wall, or any other structural area besides the window itself. Inspect the walls for leaks in order to determine the source and have it repaired.

Preventing Window Leaks

The one thing you should do first when having windows put in is to make sure that the windows are installed properly. The contractor should be certified and experienced when it comes to installing the windows.  Look for weather-handling features such as moisture resistance.  If your windows are unprotected and exposed to heavy rains, ask your window contractor about having some sub-frame components installed that can provide more a more weather-resistant seal.
