What Should a New Homeowner Budget for?

Your biggest expense in owning a home is usually its initial purchase.  But the costs don’t stop there – you’ll regularly need to put more money into that home.  There are many things a homeowner should budget for. Depending on the size and age of a home, many updates or fixes might need to be done, or specific items throughout the home should be considered when it comes to living more comfortably and being able to save more money. Whether you’re thinking about purchasing a new home or you’re evaluating the state of your existing house, here are some things to consider. You want to get an idea of the amount of money, time and effort that has to go into maintaining a home.  But the condition of these items in particular should be evaluated if you’re purchasing a new home.

Everyone loves fresh air, but they may not be able to get it easily with older windows. The price might be right on the home, but it doesn’t come without the fine print at the bottom that says those windows will need to be replaced.

Exterior Doors:  Doors can be replaced for security, energy efficiency, or a new look on the home. When you replace the windows, then consider the doors next. For a reasonable amount, you can have a beautiful new door added to your home that is able to keep the cold and hot air inside, so you’re not paying a lot in energy bills each month.  Replacing the entry doors is one of top remodeling items that deliver a major return on investment.

The Condition of the Home’s Exterior:  Roofing, siding and other items such as trim and gutters that affect the overall performance of the home have to be inspected. Pay particular attention to the age of the roof; a roof replacement is a major expense, so it’s wise to have an idea of how long the existing roof should last.

It’s a good idea to have an inspector go through the home and let you know what needs to be repaired, replaced or is in great condition. The inspection report will let you know what you should plan on spending in the near future.

Don’t forget that you need to budget for those extras that come with the home! Purchasing a home is one of the biggest investments you’ll make in your life, and you should always be prepared with the right amount of cash and or a plan that is needed when the time comes. Lawyer’s fees, homeowner’s insurance, garbage removal and many other extras will need to be added to your list of bills to budget, but don’t overlook routine maintenance and replacement costs for the structural and mechanical items in your home.
